The problem

What this is actually for

  • Rent arrives on several different phones, and working out who has paid this month means scrolling back through SMS.

  • A tenant says they paid. The owner says they did not. Nobody can produce the record.

  • An agency collects for several owners and pays each of them by hand, late, at the end of the month.

  • A leaking roof is reported in a phone call on Tuesday and forgotten by Friday.

A rent system without real payments behind it is just a form, so there is no demo on this page. On a call we show you the system itself, connected to a mobile money test account.

What we would show you

  • The landlord side: properties, units, leases, tenants, maintenance and invoices
  • The tenant app on a phone: the tenancy, which months are paid, and paying rent
  • A test rent payment by mobile money, confirmed, and the owner’s share paid on
  • One property in Kigali and one in Blantyre, each in its own currency

Where it stands

What is built, and what is not

The left column exists and we can show it to you running. The right does not exist yet.

Built

  • Web app for landlords and agencies: properties, units, leases, tenants, maintenance requests, invoices and reports
  • Tenant phone app: the tenancy, which months have a payment on record, paying rent and payment history
  • Rent by mobile money through pawaPay — MTN and Airtel Money in Rwanda, Airtel Money and TNM Mpamba in Malawi — working against pawaPay’s test environment
  • Rent passed on to the owner once the payment is confirmed, minus a commission the agency sets (or none)
  • Each property in its own currency, RWF or MWK, and totals that never add one to the other
  • Rent charged only on active leases

Not built yet

  • Real money: production onboarding with pawaPay is not finished
  • Regulatory confirmation for collecting rent and paying it on, in Rwanda and in Malawi
  • The tenant app in the Play Store and the App Store
  • Each agency’s records walled off from every other at the database level — being built now
  • An arrears ledger: who owes what, and since when
  • A live deployment. Nothing runs for a real landlord yet

The order these get built in is not fixed. It is one of the things a first customer gets a say in.

Rental Management is not finished, and we are not going to pretend otherwise. What early customers get is real influence over what gets built and in what order, founding pricing that we will not raise on you, and us on the end of a phone. What we get is someone telling us where it is wrong.
